CC&Rs

The "declaration" or "declaration of covenants and restrictions" is the term used to refer to the recorded legal document that serves as the principal document in the creation of a common interest development, such as a planned development or a condominium. The declaration that creates a condominium project is often referred to as an "enabling declaration." The California Civil Code describes the contents of a declaration and prescribes that declarations recorded on or after January 1, 1986, must contain the elements stated in the code. The declaration is commonly referred to as the "declaration of covenants and restrictions," or the abbreviated "CC&R's."

The CC&R’s of a common interest development can often be the most important and restrictive document pertaining to the project. You must make sure to carefully review you developments CC&R’s before undertaking any project or making any decision that make effect the development.
