California requires landlords to do certain things and maintain certain standards during a tenancy.
The landlord impliedly promises to allow the tenant possession and “quiet enjoyment” of the premises during the contract term and not to, through act or omission, disturb the tenant's possession and beneficial enjoyment of the premises for the purposes contemplated by the rental agreement.
Further, the realities of the modern urban landlord-tenant relationship and imposes upon the landlord the obligation to maintain leased dwellings in a habitable condition throughout the term of the lease. In other words, the landlord in required to put the property into a condition fit for occupation, and repair all subsequent dilapidations thereof, which make it unlivable. This is known as the warranty of habitability.
